Circular and sustainable real estate
As a real estate owner, you want your building to properly serve its intended purpose and be profitable at the same time.
How Madaster can be of benefit to you
Managing buildings from a circular perspective means taking account of things that will be of increasing value in the future, such as the reuse of materials and the embodied carbon in a building. Buildings that take the future into account, in this way, often perform better in terms of rental revenues, and are usually eligible for attractive subsidies during construction. In this respect, Madaster can also be of benefit to you. When you register an object with us, all the materials incorporated in that object will be recorded in a transparent, material passport. This will always show you the environmental impact and value of the materials and products used in that particular property. In this way, you will be able to extract that value, at a later date, and have real-time insight into the toxicity of materials, the amount of carbon sequestered in the building and the effects on soil, water and air in the surrounding area. Government authorities are increasingly asking owners to submit this type of information.
Circular construction methods and management are an important topic in the construction and financial sector and in our society, which contributes to achieving the Sustainable Development Goals (SDGs) and is becoming a legal requirement in more and more countries. When working with Madaster, you not only invest in the registration and management of your real estate data, you also create value by managing your real estate portfolio futureproof in compliance with environmental and circular guidelines.
How it works
Creating a digital passport
You can use Madaster to effortlessly create digital material passports for all your properties.
These digital passports provide insight into and an overview of the environmental, circular and financial impact of all the materials and products used in the construction of the individual properties. It enables monitoring the environmental and circular data of all the materials and products used, from one central location. By creating a material passport, you are well on your way towards meeting current and future circularity-related regulations and requirements. It also means that you will be able to reduce the environmental burden of the objects that are in your possession or under your management.
Obtaining insight through data
Managing real estate objects can be improved by basing decisions on facts, which becomes a lot easier when you have sufficient data at your disposal.
If you do not or not yet have your own data to work with, Madaster has several independent data sources available. These include information about the expected lifespan of products, the origins of raw materials and their possible reuse. Naturally, we also have data on carbon sequestration and storage available. Madaster, thus, makes all the necessary data more transparent and available for smarter and more cost-effective management of your portfolio. It also helps to reduce the waste flows related to maintenance and renovation (which ultimately means reducing CO2 emissions) and possibly to monetise such waste, through reuse. Madaster also makes it easier for property owners to predict when and what maintenance their individual buildings will require, as the data on all materials within one object are presented in a user-friendly and highly accessible way. Madaster offers real-time and dynamic insight into the entire building portfolio. The platform offers users the possibility of automatically summarising their data in clear reporting on environmental aspects. The related CO2 tax is also shown immediately, so that any increases in material costs as a result of pollution-related charges and taxation can be anticipated and will not come as a surprise.
Creating value through knowledge
Madaster offers transparency about the circular and environmental aspects of a building portfolio.
This is important in trying to attract new investments and to retain the existing investment sources. Solid reports on circularity for a ‘greener’ portfolio form an attractive asset. Digital passports will also become a validation tool for obtaining subsidies and certifications. It will become easier to comply with EU taxonomy reporting obligations, obtain sustainable financing and achieve sustainable development goals (SDGs). In the long term, such a passport may ensure refunds from manufacturers and reduce the costs of renovation and demolition, as residual value of materials and products can be transferred or monetised.
